Ukrainian Ribas enters Moldovan market

Ribas Hotels Group is expanding its network to Moldova, with the management of the Tree House Relax Park hotel complex in Chisinau starting on June 1, the company’s press service reports.

“The opening of Tree House Relax Park is a strategic step in the expansion of the Ribas Hotels Group network abroad, which helps to strengthen the company’s position in the international hospitality market. Thanks to its location, high-quality amenities and integration of the company’s best practices, the complex has every chance to become a popular destination for leisure and business events in Moldova,” said Yulia Kosenko, CEO of Ribas Management.

Tree House Relax Park has been operating since 2013 and is aimed at nature lovers and conscious eco-vacationers, from couples with children to business travelers. The park offers comfortable cottages and villas with a sauna, a swimming pool, gazebos, a restaurant and a conference room for business and festive events, and a parking lot for 250 cars.

Artur Lupashko, founder of Ribas Hotels Group, told Interfax-Ukraine that at this stage the company is taking the hotel complex under management, and that its renovation and expansion are planned for the future, with the development concept to be presented later.

Ribas Hotels Group, which has been operating since 2014, is an international management company whose flagship service is the operational management of hotel and restaurant complexes. The company also provides concept development, design, support for all stages of project implementation, consulting, and franchising services for developers.

Its portfolio includes 55 hotels under management and construction, including five projects in Bali. The operator’s total room capacity is over 1000 rooms.

Currently, the company is developing properties in Poland, Montenegro, Austria, Switzerland, Germany, Georgia, Armenia, Italy, and East Asia.

Hotel operator Ribas plans to buy profitable assets in Ukraine

Hotel operator Ribas Hotels Group (Odessa) plans to buy income-generating assets in 10 hotel complexes managed by the company, five investment projects under construction in partnership with developers.
“In 2023 and 2024 we plan to acquire income assets to the amount of 7 million c.u. in more than 10 projects managed by Ribas Hotels Group. The hotel and restaurant complexes that will be part of the portfolio are located in Lviv and the region, as well as in Ivano-Frankivsk and Transcarpathian regions. These are mostly resort areas, which are busy all year round”, – the company told Interfax-Ukraine Agency.
Five investment projects are being built in partnership with developers: WOL.GREEN Polyana in Polyana village (Zakarpattya region), Agate Resort & SPA and Morion in Mikulichin village, AMA Family Resort and Ribas Villas in Polyanitsa village (all in Ivano-Frankivsk region). The facilities are to be opened within 2023-2024, with payback period of 10 years, the company specified.
According to the terms of Ribas Invest’s investment program, the entry threshold is 10 thousand c.u., and the company expects an annual yield of 9-12% with capitalization of 5-10%. The company expects that Ukrainians will be interested in investing in income real estate first of all.

The total room inventory of the network is more than 1 thousand rooms in different forms of cooperation in eight cities and resort locations in Ukraine.

Ribas began construction of new hotel in Transcarpathia

Hotel operator Ribas Hotels Group (Odessa) started construction of WOL.GREEN Polyana complex in Zakarpattya, Ribas Hotels Group founder Artur Lupashko said,
“We are implementing our new project WOL.GREEN Polyana together with the Arena Bud development company in Zakarpattya. Construction has already begun,” he said on Facebook.
WOL.GREEN Polyana – is a complex of 78 apartments with own SPA and swimming pool, co-working place, fitness-centre, equipped sportive zones in the open air.
Lupashko reminded that the format WOL home+hotel, realized by the operator, suppose the possibility of short-term and long-term rent. In this case investors are offered to become a co-owner of the complex, to buy an apartment, which will be managed by the company Ribas Hotels Group.
“We are constantly moving and developing our hotel industry and country in all conditions and we see that the Ukrainian investor is ready to invest in the future of our country”, – added Lupashko.

RIBAS FROM ODESSA PLANS TO DEVELOP CHAIN OF APART-HOTELS UNDER FRANCHISING

The hotel operator Ribas Hotels Group (Odesa) is launching a franchise program for the development of a chain of apart-hotels by Ribas in partnership with developers.
“As part of the partnership, the Ribas Hotels chain transfers all its technical standards and design projects to development companies, accompanies their design and construction departments and strengthens the marketing and sales department,” Ribas Hotels Group told Interfax-Ukraine.
According to the terms of the partnership, after commissioning, the hotel is transferred to the management of the Ribas Hotels Group. The sale of apartments is carried out during the construction of the object. The profitability from operating activities of hotels is estimated at 8-20% per annum.
According to the operator, the first apart-hotel of the WOL sub-brand, which will be further sold under a franchise, will open at 121 Fontanska Road Street in Odesa in February 2022.
According to Ribas, in 2022 the chain will be replenished with two more apart-hotels in Odesa and Lviv. At the same time, the company has not yet disclosed developer partners in these projects.
“Taking into account the market demand, the hotel operator plans to create only ten investment projects of apart-hotels in different regions of Ukraine,” Ribas Hotels Group said.

The total number of rooms in the network exceeds 1,000 in various forms of cooperation in eight cities and resort locations of Ukraine.
Ribas Hotels Group LLC was established in 2017. According to the data of the unified state register of legal entities and individual entrepreneurs, Artur Lupashko is the head and owner of a 100% share in the charter capital of the company.

UKRAINIAN RIBAS PLANS TO OPEN ONE MORE HOTEL

Ribas Hotels Group LLC (Odesa), the managing company of the national chain of midscale and upscale tourist hotel and restaurant complexes, plans to open a hotel in Karolino-Buhaz (Odesa region) in 2020. “In the resort village of Karolino-Buhaz, in May 2020 we will launch the Montana Beach hotel with 69 rooms: standard, junior suite, and suite. For guests with disabilities, we also open superior rooms. The interior and exterior of the facility are styled of America in 1950s of. The planned amount of investment is $2.7 million,” Director General of Ribas Hotels Group Artur Lupashko said in an interview with Interfax-Ukraine.
According to him, the company is positioning the facility as a family hotel. Thus, the project includes a medical center and a nursing room; on each floor there are special alcoves for storing baby strollers.
In addition, the infrastructure of the facility includes two restaurants, one of which is designed on the roof, next to the lounge area and the playground.
“We are also currently finishing work on the environment-friendly facility project for introverts on the Kinburn Spit with about 30 rooms with a small oriental restaurant. It will be small cozy campgrounds. The planned investment amount is $1 million,” Lupashko said.
He said that according to the project, the complex includes a swimming pool, a barbecue area, an open cinema hall, and an entertainment zone with trampolines. The project plan also includes a building for staff accommodation.
