One third of Kyiv’s new buildings joined eHouse program

Only a third of Kyiv’s new buildings have joined the state program of preferential mortgage lending “eOselya”, the press service of the investment and development company City One Development told Interfax-Ukraine.

“The number of residential buildings in the capital where you can buy housing under the terms of the state mortgage program eHouse is increasing, now there are 48 of them, which is a third of the primary market in Kyiv. The vast majority of them offer housing in completed and commissioned buildings or in the final stages of construction. Only 13 residential complexes in the capital offer the opportunity to buy an apartment at the construction stage,” said Olena Shyshyna, an analyst at the company.

In her opinion, despite the constant changes, expansion of conditions and increase in the number of participants in the “eHouse”, the number of objects on the primary market, where you can buy an apartment under the state program, is still not enough to stimulate interest in new buildings.

According to the program manager, Ukrfinzhytlo, as of June 24, loans were issued to 11036 program participants for UAH 17.472 billion. Of these, only 359, or 3.25%, were for housing under construction.

The eOselya affordable mortgage program was launched in Ukraine in October 2022. Contract servicemen of the Armed Forces of Ukraine, employees of the security and defense sector, healthcare workers, teachers, and researchers can apply for a preferential mortgage at 3% per annum for up to 20 years with a down payment of 20% of the cost of housing.

Starting from August 1, 2023, war veterans, combatants, internally displaced persons (IDPs) and citizens who do not have their own housing larger than the standard area can apply for the eHouse program at a 7% discount.

Under the terms of the program, privileged categories of participants can purchase housing in a building under construction and buildings not older than 10 years (in the capital and regional centers), while other participants can purchase housing in a building not older than 3 years or a building under construction.

Eight partner banks participate in the program: state-owned Oschadbank, PrivatBank, Ukrgasbank, Ukreximbank, Sens Bank, as well as Globus Bank, Sky Bank, and Bank Credit Dnipro JSC.

City One Development is an investment and development company that provides a range of services in the creation and development of real estate. Among the company’s projects in the capital are Novopecherski Lypky, Boulevard of Fountains, and Sviatobor. The portfolio of completed projects includes more than 900 thousand square meters, 600 thousand square meters under construction.

Pharmacy sales in Ukraine increased by almost 14% in monetary terms

In January-May 2024, pharmacy sales in Ukraine increased by 13.87% in monetary terms compared to the same period in 2023 – to UAH 80.159 billion, while in physical terms they decreased by 4.2% to 491.363 million packs.

According to Business Credit, according to its research, the weighted average price of pharmacy basket goods during this period was UAH 163.14, which is 18.86% more than in the same period in 2023.

At the same time, pharmacy sales of medicines in January-May 2024 amounted to UAH 62.827 billion, which is 13.72% more than in the same period in 2023, but in physical terms, pharmacy sales of medicines decreased by 4.45% to 345.722 million packs.

The weighted average retail price of medicines in January-May 2024 amounted to UAH 181.73 per unit, which is 19% higher than a year earlier.

In addition, according to Business Credit, in monetary terms, pharmacy sales of medical cosmetics showed the highest dynamics in January-May 2024, which increased by 20.72% to almost UAH 2.035 billion, while in physical terms, pharmacy sales in this segment increased by 10.87% to 11.483 million packs. The weighted average price in this segment amounted to UAH 177.2 in the first five months of the year, which is 8.88% higher than a year earlier.

In addition, dietary supplements are among the leaders in pharmacy sales, which grew by 20% in monetary terms to UAH 8.514 billion, but in physical terms remained at the last year’s level – 43.208 million packs (up 0.97%).

As reported, in 2023, pharmacy sales in Ukraine increased by almost 21.67% in monetary terms compared to 2022, to UAH 174.249 billion, while in physical terms they decreased by 4.76%, to 1.218 billion packs. The weighted average price of pharmacy sales last year amounted to UAH 142.96 per unit, which is 27.75% more than in 2022. At the same time, sales of medicinal products in pharmacies increased by 19.69% in monetary terms to UAH 136.246 billion, while sales in physical terms decreased by 3% to 858.55 million packs. Their weighted average price increased by 23.5% to UAH 158.69 per unit.

In January-March 2024, pharmacy sales in Ukraine increased by 14.8% in monetary terms compared to the same period a year earlier to UAH 48.532 billion, while in physical terms they decreased by 3% to 300.373 million packs. The weighted average price of pharmacy basket products in this period amounted to UAH 161.57, which is 18.39% more than in the first quarter of 2023.

“Naftogaz” received almost UAH 11 bln in net profit in Q1

The net consolidated profit of the Naftogaz Group in January-March 2024 amounted to UAH 10.9 billion against a net loss of UAH 1.9 billion in the first quarter of last year, the press service said on Friday.

According to the press service, the group’s consolidated operating profit in the first quarter of 2024 amounted to UAH 12.4 billion, which is 3.6 times more than in January-March 2023 (UAH 3.4 billion).

At the same time, in January-March 2024, Naftogaz Group paid UAH 18.2 billion in taxes to the state budget, which is 6% of all payments controlled by the State Tax Service of Ukraine.

“Naftogaz remains Ukraine’s backbone in times of war. We are working together to improve our position by showing an increase in financial performance. In the first quarter of 2024, we also improved the financial result of the group’s parent company, NJSC Naftogaz of Ukraine. It earned a net profit of UAH 8.1 billion, which is UAH 0.4 billion more than in the same period of 2023,” said Oleksiy Chernyshev, CEO of Naftogaz.

He also recalled that at the end of March 2024, the group successfully completed the 2023/2024 heating season under PSO without receiving any additional funding from the state.

As reported, in 2023, the net consolidated profit of Naftogaz Group amounted to UAH 23.1 billion, compared to a loss of UAH 79.1 billion in 2022.

Ukraine exported 50.3 mln tonnes of grains since beginning of 2023-2024 MY

As of June 26, Ukraine exported 50.305 mln tonnes of grains and pulses since the beginning of 2023-2024 marketing year (July-June), of which 3.373 mln tonnes were shipped in June, the Ministry of Agrarian Policy and Food reported, citing the data of the State Customs Service.

According to the report, since the beginning of the current season, Ukraine has exported 18.268 million tons of wheat (831 thousand tons in June), 2.475 million tons of barley (89 thousand tons), 1.6 thousand tons of rye, and 29.02 million tons of corn (2.44 million tons).

Total exports of Ukrainian flour are estimated at 97.3 thousand tons (4.8 thousand tons in June), including 91.9 thousand tons of wheat (4.7 thousand tons in June).

“Green Card” is a system of insurance coverage for victims of road traffic accidents regardless of their country of residence and country of vehicle registration. “Green Card” covers the territory of 45 countries in Europe, Asia and Africa.

According to the decision adopted by the General Assembly of the Council of the Bureau of the International Motor Insurance System “Green Card” in Luxembourg in May 2004, Ukraine is a full member of this system since January 1, 2005.

Globally, insurers have up to 12% participation in commercial real estate market – study

Globally, insurers have 9-12% participation in the commercial real estate (CRE) market through direct and indirect investments in mortgages, bonds and directly owned real estate, according to a Gallagher report on its website.

Insurance companies are major investors in commercial real estate, with U.S. and European insurers investing approximately 12% and 7% of their investment portfolios in the sector, respectively. A potential recession, especially one caused by commercial real estate, has caused some concern in both the life and life insurance industries.

Also among the key findings of the report is that COVID-19 and the rise of the work-at-home workforce has led to a dramatic increase in downtown commercial real estate availability, among other things. This trend shows no signs of reversing.

Recessionary headwinds remain low with healthy US and EU economies stagnating but not contracting. China remains strong in absolute terms despite lower growth than in the recent past.

Banks have steadily increased their investments and expanded credit lines for commercial real estate. This has helped explain how the sector has remained resilient in difficult times.
